February : A Season of Gratitude

February is a great time to pause and reflect on the market and what’s ahead. As we move through the early part of the year, I wanted to share a brief update on what I’m seeing in the Buffalo Grove and North & Northwest Suburbs real estate market— and why strategy continues to matter for both buyers and sellers.


The Local Market Right Now
Inventory remains low while buyer demand stays steady. Although interest rates have come down from recent highs, many homeowners are holding onto historically low mortgage rates. This has kept fewer homes on the market, creating continued competition among buyers.

Homes that are priced correctly and marketed intentionally are still seeing strong interest.

The Locked-In Effect

A major topic in real estate right now is the “locked-in effect.” Many homeowners secured mortgage rates in the 2–3% range and are hesitant to move, even as rates improve. This contributes to limited inventory and reinforces the importance of understanding current market conditions before making a move.

Behind the Scenes: A Private Launch Done Right


I hosted a private showing from 11:30 AM to 2:00 PM, with two to three buyer parties touring the home at any given time. What makes this especially noteworthy? The property generated strong interest before ever hitting the public market.

Through targeted promotion and private showings, we created early momentum and demand—highlighting how thoughtful, intentional marketing can lead to strong results for sellers.
